The RA-1 zone is the older part of the Town.<\/p><p>To assist in this process, the Town has commissioned an external planning firm Par\u00e9 + to study the current planning regulations and to guide Council in its future decisions.<\/p><p>The report was tabled on November 25 and made available for public consultation. The report has been reviewed favourably by members of the Town Council as well as by members of the Town&#8217;s Planning Advisory Committee.<\/p><p>A public consultation meeting will be held on December 5, 2022, at 7:00 p.m. at the Irving L. Adessky Community Centre, 30 Lyncroft Street, Hampstead.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-accordion-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-1422\" tabindex=\"0\">Terminology<\/a>\n\t\t\t\t\t<\/div>\n\t\t\t\t\t<div id=\"elementor-tab-content-1422\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"2\" role=\"region\" aria-labelledby=\"elementor-tab-title-1422\"><p><span data-preserver-spaces=\"true\">What defines the density of a building?<\/span><\/p><p><span data-preserver-spaces=\"true\">Building density (measured by\u00a0<\/span>dwelling units per acre or floor area ratio \u2013 building square footage divided by land area<span data-preserver-spaces=\"true\">) determines how crowded or built-up a neighbourhood appears and how much the land and the building are worth.<\/span><\/p><p><span data-preserver-spaces=\"true\">Each municipality has regulations regarding the floor area ratio (FAR), that is, the desired ratio between the total floor area of a building (with or without indoor parking, as the case may be) and the total land area.<\/span><\/p><p><span data-preserver-spaces=\"true\">According to the practice of urban planning and development, the notion of land occupation density allows circumscribing the ratio between the surface area of the constructions implanted on a lot to harmonize the construction density.<\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-accordion-item\">\n\t\t\t\t\t<div
