The tenant must pay this fee on the first of each month unless an agreement is made to pay on another day. You are considered to be in arrears the day after this date is set. The landlord can then file a claim for the amount due with the Tribunal.<\/span><\/p><p><span style=\"font-family: georgia, palatino, serif; font-size: 1.6rem;\">The landlord has the right to propose changes to the terms of the lease and to send an annual rent increase. It is your right to refuse what the landlord offers. In this case, you must either settle out of court or go to the <em>Tribunal administratif du logement.<\/em><\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-toggle-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-2082\" class=\"elementor-tab-title\" data-tab=\"2\" role=\"button\" aria-controls=\"elementor-tab-content-2082\" aria-expanded=\"false\">\n\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon elementor-toggle-icon-left\" aria-hidden=\"true\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-closed\"><i class=\"fas fa-caret-right\"><\/i><\/span>\n\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-opened\"><i class=\"elementor-toggle-icon-opened fas fa-caret-up\"><\/i><\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t<a class=\"elementor-toggle-title\" tabindex=\"0\">Eviction & Renoviction<\/a>\n\t\t\t\t\t<\/div>\n\n\t\t\t\t\t<div id=\"elementor-tab-content-2082\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"2\" role=\"region\" aria-labelledby=\"elementor-tab-title-2082\"><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\" data-preserver-spaces=\"true\">Eviction from a dwelling is accompanied by a notice that must generally be received 6 months before the end of the lease.\u00a0There are conditions under which the landlord can evict a tenant. However, these are specific when it comes to renovations (change in the internal structure of the building) or a repossession.\u00a0<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\" data-preserver-spaces=\"true\">In the event of an eviction, the tenant has thirty days to respond upon reception of the notice, and if he accepts the conditions, he <em>may<\/em> receive compensation from his landlord.<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\"><strong>Important!\u00a0<\/strong>It is illegal for a landlord to evict a tenant to simply do renovations. This is sometimes called \u201crenoviction\u201d. This can be a way to rent the apartment to a new tenant at a much higher rent.<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">Be aware that a landlord\u00a0cannot\u00a0evict a tenant if the tenant or their spouse meets the following three conditions:<\/span><\/p><ul><li><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">is age 70 or over<\/span><\/li><li><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">has lived in the apartment\u00a0for 10 years or more<\/span><\/li><li><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">has an income that would\u00a0qualify them for low-rental housing<\/span><\/li><\/ul><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-toggle-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-2083\" class=\"elementor-tab-title\" data-tab=\"3\" role=\"button\" aria-controls=\"elementor-tab-content-2083\" aria-expanded=\"false\">\n\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon elementor-toggle-icon-left\" aria-hidden=\"true\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-closed\"><i class=\"fas fa-caret-right\"><\/i><\/span>\n\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-opened\"><i class=\"elementor-toggle-icon-opened fas fa-caret-up\"><\/i><\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t<a class=\"elementor-toggle-title\" tabindex=\"0\">Discrimination<\/a>\n\t\t\t\t\t<\/div>\n\n\t\t\t\t\t<div id=\"elementor-tab-content-2083\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"3\" role=\"region\" aria-labelledby=\"elementor-tab-title-2083\"><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">It is illegal for a landlord to refuse to rent for a discriminatory reason.\u00a0<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">Reasonable grounds for refusal include:<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">a criminal record;<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">a past failure to meet his or her obligations as a tenant<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">ability to pay the rent.<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">Any person who believes that he or she has experienced discrimination may file a complaint with the <em>Commission des droits de la personnes et des droits de la jeunesse.<\/em><\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-toggle-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-2084\" class=\"elementor-tab-title\" data-tab=\"4\" role=\"button\" aria-controls=\"elementor-tab-content-2084\" aria-expanded=\"false\">\n\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon elementor-toggle-icon-left\" aria-hidden=\"true\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-closed\"><i class=\"fas fa-caret-right\"><\/i><\/span>\n\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-opened\"><i class=\"elementor-toggle-icon-opened fas fa-caret-up\"><\/i><\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t<a class=\"elementor-toggle-title\" tabindex=\"0\">Maintenance<\/a>\n\t\t\t\t\t<\/div>\n\n\t\t\t\t\t<div id=\"elementor-tab-content-2084\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"4\" role=\"region\" aria-labelledby=\"elementor-tab-title-2084\"><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">\u201cDelivering\u201d the unit means to let the tenant take possession. It is a basic responsibility of a landlord, which includes giving the tenant the unit in a good state of repair. The unit must be clean and in livable condition.\u00a0<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">However, you should know that as a tenant, you must maintain and use the unit responsibly. Under the law, you must act reasonably. If you fail to comply with the safety regulations, the landlord could apply to the\u00a0<em>Tribunal Administratif du Logement<\/em>\u00a0to cancel your lease.<\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-toggle-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-2085\" class=\"elementor-tab-title\" data-tab=\"5\" role=\"button\" aria-controls=\"elementor-tab-content-2085\" aria-expanded=\"false\">\n\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon elementor-toggle-icon-left\" aria-hidden=\"true\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-closed\"><i class=\"fas fa-caret-right\"><\/i><\/span>\n\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-opened\"><i class=\"elementor-toggle-icon-opened fas fa-caret-up\"><\/i><\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t<a class=\"elementor-toggle-title\" tabindex=\"0\">Leaving housing rental<\/a>\n\t\t\t\t\t<\/div>\n\n\t\t\t\t\t<div id=\"elementor-tab-content-2085\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"5\" role=\"region\" aria-labelledby=\"elementor-tab-title-2085\"><p><span style=\"font-family: georgia, palatino, serif; font-size: 1.6rem;\" data-preserver-spaces=\"true\">As a tenant, you must leave at the end of your lease unless you reach an agreement with your landlord.<\/span><\/p><p><span style=\"font-family: georgia, palatino, serif;
