aria-labelledby=\"elementor-tab-title-5011\"><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">A new evaluation roll is deposited every three years in the month of September. It represents the value of a given immovable at a given point in time based on the concepts of comparable property selling prices and current market replacement cost (adjusted for depreciation). Given the magnitude of the dossiers treated, the summer period 1 \u00bd years preceding its starting date is used as a base (Note: the base period was summer 2024 for the new roll which starts January 2026). The current roll is for three years from 2026 to 2028.<\/span><\/p><p><span style=\"font-size: 1.6rem; font-family: georgia, palatino, serif;\">The Town\u2019s evaluator is <em>Le service d\u2019\u00e9valuation fonci\u00e8re de Montr\u00e9al<\/em>\u00a0and can be reached at (514) 280-3825 for questions relating to the evaluation roll or discussions about individual property evaluations.<br \/><\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-toggle-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-5012\" class=\"elementor-tab-title\" data-tab=\"2\" role=\"button\" aria-controls=\"elementor-tab-content-5012\" aria-expanded=\"false\">\n\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon elementor-toggle-icon-left\" aria-hidden=\"true\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-closed\"><i class=\"fas fa-caret-right\"><\/i><\/span>\n\t\t\t\t\t\t\t\t<span class=\"elementor-toggle-icon-opened\"><i class=\"elementor-toggle-icon-opened fas fa-caret-up\"><\/i><\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t<a class=\"elementor-toggle-title\" tabindex=\"0\">Role review<\/a>\n\t\t\t\t\t<\/div>\n\n\t\t\t\t\t<div id=\"elementor-tab-content-5012\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"2\" role=\"region\" aria-labelledby=\"elementor-tab-title-5012\"><p><span style=\"font-family: georgia, palatino, serif; font-size: 1.6rem;\"><strong>Review of the Property Assessment Roll<\/strong><\/span><\/p><p><span style=\"font-family: georgia, palatino, serif; font-size: 1.6rem;\">To request an administrative review of your property\u2019s assessment, you must complete the official form available at montreal.ca\/evaluation-fonciere. The completed form must be submitted no later than April 30 of the first year in which a new assessment roll is filed. The municipal assessor will respond to your request in writing. If a disagreement persists between the parties, recourse may be sought before the Tribunal administratif du Qu\u00e9bec. This process is also subject to official forms, fees, and deadlines.<\/span><\/p><p><span style=\"font-family: georgia, palatino, serif; font-size: 1.6rem;\">You may also request an administrative review following a change to your property\u2019s assessment (e.g., due to significant modifications to a building). Such requests must be submitted within 60 days of the issuance of the notice of modification.<\/span><\/p><p><span style=\"font-family: georgia, palatino, serif; font-size: 1.6rem;\">Please note that even if an assessment review is underway, the tax bill must be paid in full as originally issued. Failure to pay will result in interest charges calculated based on applicable due dates. However, if a reduction in the assessment is granted, the City is legally obligated to refund the overpaid amount, including interest, on any excess
